Community Impact reports that in eight ZIP codes that cover the Conroe and Montgomery area, overall, home sales experienced a 4.2 percent decline. That number is according to data from real estate firm The Spencer Team.
The data from the eight areas were mixed. Half saw a decline in home sales while the other half showed an increase. Taking home sales as a whole, in May, 24 fewer homes were sold than in the same month last year.
In seven out of the eight ZIP codes, the median price of homes sold went down from May 2023 to 24.
The only rise in median sales price was a 2.76 percent increase from May of 2023 in ZIP code 77316.
Less than 53 percent of the homes priced between $250,000 and $499,000 sold. This is a decrease from April, where over 60 percent of the homes in that price category sold.
The data shows that homes are up for sale for a longer period of time.
The average time on the market from May 2023 to 24 rose in six of the eight ZIP codes. There was only a decline in time on the market in ZIP codes 77304 and 77356.
