The Courier of Montgomery County reports that the direct annexation of five tracts of land, including two new schools, is being planned by the city of Conroe.
The council gave city staff approval to start the process, including several public hearings and services agreements at the city’s special meeting on Thursday.
Deputy City Administrator and Director of Community Development Nancy Mikeska said Involuntary annexation of land is not undertaken by the city anymore. However, it does permit direct annexation, which means the property owners may ask for the action.
A building for a new middle school will be built by Willis ISD. The facility spans 170,00 square feet and sits on Longmire Road on 43 acres. Included in the annexation structures, a parking lot and a playfield.
For one of the district’s new schools, Conroe ISD has asked for the annexation of 85 acres off FM 1314. The new facility is in the design phase. The developers of two commercial tracts, according to Mikeska, have asked to be annexed into the city.
The first tract, which sits on about 3 acres, is a new Fuel Maxx at Seven Coves Road and Farell Road. The developer of the property is Everfuels Distribution Incorporated.
A new 8,000 square foot Texas Roadhouse is the second commercial tract. It’s located at Texas 105 and Walden Road. Under development by CHC Investments, the property spans around 20 acres which will also include some future development.
Also part of the direct annexation is a new residential development on Texas 105 at Sapp Road. It will include around 61 single-family lots, according to Mikeska, and will be developed on 12.4 acres.
Mikeska said, the Ellison Development residential tract is the only tract that falls within the boundaries of the city’s present building moratorium. She also said the way in which services will be provided for the development will be identified in the service agreement for the tract.
