Community Impact reports that a feasibility study for a planned H-E-B location was approved by the Montgomery City Council on May 28th. Besides the store, a gas station and car wash will be located on the property.
At the southeast corner of Highway 105 and FM 2854, H-E-B owns 32.42 acres of land.
The May 28th agenda packet said that 16.75 acres would be under use for an H-E-B location. Another developer would develop 15.22 acres of land with upcoming commercial developments which include commercial pad sites and detention ponds.
The feasibility study reviewed the city’s wastewater, water and systems for drainage to find out if any utility extensions or upgrades are needed.
H-E-B’s development has been projected to cost $282,059 in total, including public infrastructure costs of $140,000. Annual tax revenue is estimated at $45,600.
A timeline for the project has yet to be announced.
