Community Impact reports that year over year in April, according to residential marketing data, home sales went up in Montgomery and Conroe. The data shows a 12.6% increase.
According to The Spencer Team real estate firm, within Conroe and Montgomery’s eight ZIP codes, the number of homes sold rose by 57 year over year.
The biggest percentage increase in April, according to Market data,was in the central Conroe-area ZIP code 77304. There, home sales skyrocketed to around 47% year after year.
Home sales dropped 50% year after year in the east Conroe-area ZIP code 77306 from 26 sales to 13.
In six of the eight ZIP codes in the area, the median price of homes sold went down or stayed flat.
According to the market data, the biggest drop-off was in ZIP code 77318, the Willis area, which experienced a 21.3% drop in median sales price.
ZIP code 77302, southeast Conroe, had a 20% rise to $385,000.
Homes stayed on the market longer year over year in six of the ZIP codes in the region. Year over year in April, the data reveals ZIP codes 77303, 77304 and 77306 experienced homes for sale, on average, 20% longer.
Accounting for over 60% of all homes sold in April, home prices in the price range of $250,000 to $499,999 continued to make up most of the area’s home sales.
